Madrid, 22 May 2024 – Avintia Inmobiliaria continues to strengthen its commitment to affordable housing. The company and the Community of Madrid have formalised the award of 254 homes in Daganzo and Moralzarzal, where Ávita, the group’s industrialised construction division, will act as contractor. In addition, a further 165 homes in Las Rozas have been awarded through a competition promoted by the local council. Construction will begin in September this year, and the 419 homes will be managed under the VPPL regime ( – publicly protected housing with capped prices). They are intended as primary residences for rent, with prices set by the regional authorities.
The Daganzo development will comprise 174 homes, while the Moralzarzal project will include 80 homes, distributed across two plots of 60 and 20 units, respectively. Both developments form part of Lot III of the Community of Madrid’s Plan Vive and will offer one- to three-bedroom homes, each with a garage and storage room. These projects will be built using the Ávita industrialised construction system, which significantly shortens delivery times while enhancing quality. The Ávita system also promotes sustainability: it cuts on-site waste by up to 75%, water consumption by 20%, and the use of raw materials and concrete by 50%.. It further reduces noise pollution by 50% and CO₂ emissions by 40%, achieving energy efficiencies that can lower residents’ annual utility costs by up to 32%..
Meanwhile, the Las Rozas homes will be built on a 9,657.63 m² plot in the El Montecillo area. These homes, available in one- to three-bedroom layouts, will feature extensive communal areas, storage rooms, parking spaces, a swimming pool, children’s play area, gym and a coworking space. Affordable housing remains one of Avintia Inmobiliaria’s strategic priorities, and the company expects to close the year with a portfolio of 4,000 homes. Among its recent projects, the group has entered into a partnership with Palatino Residencial, an investment vehicle promoted by Bankinter Investment, to manage 452 affordable homes under the Plan Vive in central Madrid. These will be operated for 45 years once construction is complete.
