The Project
The development consists of 165 homes, along with parking spaces, storage rooms, and a swimming pool, located on Plot 13 of Sector V-3 “El Montecillo” in Las Rozas de Madrid. This municipality, located northwest of the Madrid Metropolitan Area, has a mid-to-high socioeconomic population and is characterized by its residential and service environment. The property has direct access to the A-6 and M-505 roads, facilitating connection with other areas of the region. It is located in a consolidated neighborhood, surrounded by facilities that offer a well-equipped urban environment.
The plot covers a total area of 14,051 m², and the part destined for this project is 9,230 m². The architectural proposal contemplates a total of 165 homes distributed in five vertical cores, with a focus on accessibility and sustainability.
The common areas have been designed to be pleasant and functional, including garden areas, children’s play areas, a gym, a community room, and a swimming pool. Each home will have a terrace, and design measures have been implemented that favor cross-ventilation and natural lighting, guaranteeing a high level of energy efficiency and comfort.


Materials and Finishes
The project prioritizes sustainability and energy efficiency through a design that promotes constructive simplicity and volume compactness. The facades will be built with insulated brick using an 8 cm SATE system and will have a lining of plasterboard reinforced with rock wool. The non-trafficable roofs will be flat, with insulation and adequate waterproofing, while the trafficable roofs will be designed with artificial turf.
The carpentry of the homes will be PVC with thermal bridge break, and the interior partitions will be made with a plasterboard system, adapting to the requirements of acoustic insulation and sectorization. Inside, a vinyl floor is proposed, and the common areas will be finished with granite.
Accesses and Common Areas
The design includes two main entrances: one pedestrian on Calle María Guerrero and another for vehicles in the northwest corner, facilitating circulation. The garage is distributed over two underground floors under blocks 2, 3 and 4, with capacity for 337 spaces, including two equipped with chargers for electric vehicles.
165 storage rooms have been planned, linked to the homes and accessible through elevators and stairs. The interior urbanization includes a community pool with a water surface of 69 m², toilets adapted for people with reduced mobility, and a community room on the ground floor, designed for various uses such as coworking and meetings. In addition, a children’s play area and an outdoor gym are incorporated.
The vegetation in the garden area will include large trees and shrubs, while the irrigation system will be drip, optimizing water use. This comprehensive approach seeks not only to offer quality homes, but also to create an attractive and accessible urban environment for all residents.
