The Project

The project, financed through the European NextGenerationEU Funds and developed within the framework of the Vive Plan of the Community of Madrid, is carried out on the RPS-VP-IS plot, located in Sector 8 of Daganzo de Arriba. This initiative seeks to offer modern and sustainable housing solutions, contributing to the urban development of the area. This complex includes a total of 174 homes, storage rooms, parking spaces, a swimming pool and various common areas designed for the comfort and well-being of future residents. The plot has an area of 6,862.96 m² and its construction began in November 2024. As for its location, the plot is located in a mainly residential environment, surrounded by single-family homes and three-story blocks. Access to the complex is simple and fluid, with pedestrian entrances from Calle Del Fresno de Torote and road access from Calle Manuel de Falla, which guarantees connectivity for both residents and visitors.

The development of this project is organized in a total of five blocks, each with three floors above ground, intended for housing, and one floor below ground that houses storage rooms, parking and technical rooms. The distribution of the homes is diverse, with 67 one-bedroom units, 93 two-bedroom units and 14 three-bedroom units, offering options for different family and space needs. In addition, a total of 184 parking spaces are included, of which 4 are adapted for people with reduced mobility. On the ground floor of the complex, large common areas have been allocated, including a coworking space, a well-equipped gym, a children’s area for the entertainment of the little ones and a swimming pool for the enjoyment of all residents. The total constructed area of the project is 19,689.56 m², and the construction is carried out using the ávita system industrialized system of the Avintia Group, which guarantees efficient, high-quality construction with a modular design that optimizes execution times.

The project stands out not only for its architectural and functional quality, but also for its firm commitment to sustainability. It has been designed under the BIM (Building Information Modeling) methodology, using the REVIT tool, which allows for more efficient management of design and construction. This technological approach also facilitates collaboration between the different teams involved in the development of the project. In addition, it has been established as an objective to obtain BREEAM “Very Good” certification, an internationally recognized standard that guarantees commitment to environmental sustainability in the field of construction. The strategies implemented in the design and execution seek to reduce the environmental impact of the building, optimizing the use of resources, improving energy efficiency and ensuring a lower carbon footprint. This project complies with the guidelines of Royal Decree 853/2021, which regulates the conditions of sustainability and energy efficiency in building, ensuring that it is an environmentally friendly construction aligned with global sustainable development goals.
